A real estate agent shaking hands with a client

How a free agent referral works

1. You send a request

Use the request form, email LakeConroe4Sale@gmail.com . Tell us whether you're buying, selling, or both, where (city, state, and country), and roughly when. It doesn't matter where you live now.

2. John reviews it personally

John W Lang is a licensed Texas REALTORĀ® with HomeSmart Texas, LLC in Conroe, Texas. He may reach out to clarify things like neighborhoods of interest, whether you need to sell before you buy, or whether you're relocating for work, the military, or from another country.

3. HomeSmart Lead Services learns what you need

John submits your request to HomeSmart Lead Services. A Lead Services team member contacts you for a short needs assessment: your time frame (listing date or house-hunting trip), who's moving (including pets), your lifestyle wants and needs, desired commute and amenities, and budget.

4. You're matched with a licensed agent in your market

Lead Services matches you with a qualified agent based on fit: the areas they serve, your time frame and needs, and their availability. Usually that's a HomeSmart agent. If there's no qualified HomeSmart agent in your area, they find a qualified agent at another brokerage. The agent is licensed where you're buying or selling. You can interview them, and you're never obligated to hire them. John stays updated on your referral throughout.

What we do — and don't — do

  • We connect you with licensed real estate agents for buying and selling homes.
  • We do not refer mortgage lenders, insurance agents, attorneys, inspectors, movers, or other professionals, and we don't accept payment from them.
  • John is licensed in Texas only. For other states and countries he connects you with a locally licensed agent; he does not represent you, give advice about property values, or practice real estate there.

Who pays?

You don't. If you close a transaction with the referred agent, their brokerage pays a referral fee to HomeSmart Texas, LLC from the agent's commission, as permitted between licensed brokers. This doesn't add a separate fee to your transaction. Ask your agent about their commission and representation agreement before signing.
