Conroe is the county seat of Montgomery County, north of Houston on I-45, with Lake Conroe to the west. John W Lang is based in Conroe, and he can connect you with a licensed local agent here through his referral network, whether you're buying, selling, or both.
Things worth asking a Conroe-area agent
- Inside or outside city limits: A Conroe mailing address doesn't always mean the home is inside the City of Conroe. That affects city taxes, utilities, and which rules apply. Ask your agent to confirm for the address.
- Property taxes and exemptions: Texas has no state income tax, and local property taxes stack up by address: county, school district, city (if inside city limits), and often a MUD or other special district. Look up an address's appraisal and taxing units at the Montgomery Central Appraisal District and tax bills at the Montgomery County Tax Office. If the home will be your principal residence, the Texas Comptroller explains the residence homestead exemption (including the school-district homestead exemption set by Tax Code §11.13(b)); exemption applications are generally filed with the county appraisal district before May 1.
- Flood risk: Ask about the flood history and FEMA flood zone for the specific address, check the FEMA Flood Map Service Center, and read the seller's disclosure notice (TREC publishes the Seller's Disclosure Notice form).
- How closings usually work in Texas: Most resale purchases use contract forms promulgated by the Texas Real Estate Commission, often with a negotiated option period and option fee, and closings are commonly handled by a title company. Ask your agent to walk you through the contract dates before you sign.
- Insurance: Get homeowners (and, where relevant, flood) quotes from your own insurance provider early; we don't refer insurance.
- Lake-area homes: Lake Conroe is managed by the San Jacinto River Authority, whose Lake Conroe Division licenses and permits residential docks, boat slips, and bulkheads and permits on-site septic systems. For a waterfront home, ask about existing permits, annual fees, and whether the home is on septic.
- Selling in Conroe: Ask a listing agent how they'll price your home from recent nearby sales, what repairs or disclosures to handle before listing, and how they'll market it.
Check any Texas agent's license at the TREC license holder search.
